Parent Organization: Consortium for Housing and Asset Management (CHAM)
Description: To support CHAM’s
efforts toward the goal of quality multifamily housing and professional
asset management skills, NeighborWorks America developed an Asset Management
track of courses that is offered at its NeighborWorks Training Institutes.
Asset Management courses comprise four of the six required courses as well
as the optional elective courses for the CHAM™ Professional Designation.
Participants earning their professional designation will have the skills to:
Evaluate performance of real estate
assets and successfully intervene in problems affecting those assets;
Fulfill the owner’s mission and goals
for the properties;
Monitor and measure
resident-engagement initiatives which affect the properties;
Develop an asset management plan
specific to their organization’s goals and requirements that will assure
the sustainability of its rental housing;
Cost: Based on curriculum.
Conduct sophisticated analysis of real estate assets and management
costs; and effectively interpret and manage data,
human resources, and partnerships to maximize property assets.

Description: The Nonprofit Housing
Management Specialist (NHMS), the entry-level asset management certification
from CHAM, consists of an intensive five-day survey course for property
managers, community development corporation staff, and directors of property
management who are building new systems. It helps property managers
transition from the "how-to" to the "how well are we doing what we're
doing?" system of good asset management.

Description: Advanced Housing Asset
Management is the final course in the CHAM Professional Designation Program.
This advanced five-day course for nonprofit housing owners will incorporate
lessons in ethics, performance standards, evaluations, troubleshooting, tax
issues, syndication, liability of partners contract law, marketing, asset
management planning, and policies and procedures. It includes evening work
assignments and opportunities to network with other participants in your
field. Participants must be enrolled as a CHAM candidate to receive a
professional certificate.

Description:Whether you manage rental apartment complexes, rental mobile
homes, rental condominiums, rental single-family homes, single-room
occupancy apartments (SROs) or homeowners' associations whether you are the
resident manager, property manager, or asset manager the ARM designation
identifies you as a trained, certified professional. ARM designees improve
the lives of their residents and enhance the value of the properties they
oversee.Twelve hours of
continuing education are required every two years in order to maintain the
designation.

Description:Whether you manage residential, commercial or industrial

you apart as a highly-qualified professional. The training and knowledge CPM
members exhibit and the ethical practices to which they subscribe benefit
both the owners and investors they work for and those who live, work and

Description:The Certified Professional of Occupancy (CPO) course is the
only comprehensive program covering the entire HUD Handbook 4350.3 including
the latest revisions. Each participant receives an updated version of this
Handbook in the course.An
extensive course manual with 31 chapters covers topics from eligibility
criteria, standards, tenant selection and screening to non-discrimination,
allowances, adjusted income, certifying tenants and annual recertification.
Each chapter is followed by a mini quiz with an opportunity for questions.
Evening optional review sessions are offered.After this three-day CPO course, taught by NAHMA-certified
instructors who are experts on HUD’s occupancy standards, managers will
have mastered using the HUD Handbook effectively. After completing the two
and one-half days of interactive instruction, participants must pass a
rigorous one-half day exam to become certified CPOs.The CPO is a requirement for NAHMA’s NAHP® certification program.
All participants who successfully complete the course will receive a CPO
certificate.

Description:Housing Credit Certification is a professional certification program
that sets professional competency standards for low income housing tax
credit professionals involved in developing, investing in, allocating and
managing housing credit properties. The credential is awarded by the Board
of Governors of the Housing Credit Certification Board under the auspices of
the National Association of Home Builders (NAHB), Multi Family Division and
the National Affordable Housing Management Association (NAHMA).Housing Credit Certification provides a benchmark for
industry professionalism. The HCCP designation says to peers and employers
and allocating agencies that you are a qualified individual who is committed
to a high level of competency, knowledge and professionalism in low income
housing tax credit compliance.The
HCCP professional designation is for anyone involved in the housing credit
industry that meets the certification and experience requirements.

trains managers to understand these complex regulations, and provides clear

staff. The newly revised NALP course of study is designed to teach the

Description:
The Registered in Apartment Management (RAM) program is a
comprehensive 40-hour training program specifically designed to train
property managers of multifamily rental, condominium, and cooperative
housing, both market rate and subsidized. The curriculum includes
office/financial management, marketing, all aspects of tenant processing and
maintenance and security issues. Upon successful completion of the
examination, participants can complete an experience profile and application
for certification. If all of the criteria have been successfully met, the
candidate is awarded the RAM certification. This certification is the
standard in our industry, widely accepted and endorsed outside of our
organization by other related trade associations and by Navy and Air Force
housing specialists.

Description:The Certified Leasing Professional (CLP) curriculum includes
an overview of multifamily leasing and sales skills. Sales, communication
skills, merchandising, customer satisfaction, fair housing and ethics are

CLP course reviews and tests for competency in these and other key issues
that are vital to quality property leasing.

Description:The Housing Credit Certified Professional (HCCP) is a
credential that sets professional competency standards for low income
housing tax credit management and compliance professionals involved in
developing, investing in, allocating and managing housing credit properties.
Because of the strict rules involved with the low income tax credit program
under (section 42 or the IRS code) it is imperative to have a thorough
understanding of the program. This credential was established to test
general competency and is the first experience based credential developed by
a national association in the industry.
