CHAM Professional Designation  top

Consortium for Housing and Asset Management (CHAM)

Description: To support CHAM’s efforts toward the goal of quality multifamily housing and professional asset management skills, NeighborWorks America developed an Asset Management track of courses that is offered at its NeighborWorks Training Institutes. Asset Management courses comprise four of the six required courses as well as the optional elective courses for the CHAM™ Professional Designation. Participants earning their professional designation will have the skills to:

  • Evaluate performance of real estate assets and successfully intervene in problems affecting those assets;
  • Fulfill the owner’s mission and goals for the properties;
  • Monitor and measure resident-engagement initiatives which affect the properties;
  • Develop an asset management plan specific to their organization’s goals and requirements that will assure the sustainability of its rental housing;

The Nonprofit Housing Management Specialist   top

Description: The Nonprofit Housing Management Specialist (NHMS), the entry-level asset management certification from CHAM, consists of an intensive five-day survey course for property managers, community development corporation staff, and directors of property management who are building new systems. It helps property managers transition from the "how-to" to the "how well are we doing what we're doing?" system of good asset management.

Advanced Housing Asset Management   top

Parent Organization: Consortium for Housing and Asset Management (CHAM)

Description: Advanced Housing Asset Management is the final course in the CHAM Professional Designation Program. This advanced five-day course for nonprofit housing owners will incorporate lessons in ethics, performance standards, evaluations, troubleshooting, tax issues, syndication, liability of partners contract law, marketing, asset management planning, and policies and procedures. It includes evening work assignments and opportunities to network with other participants in your field. Participants must be enrolled as a CHAM candidate to receive a professional certificate.

Accredited Residential Manager (ARM)    top

Parent Organization:  Institute of Real Estate Management (IREM)

Description:  Whether you manage rental apartment complexes, rental mobile homes, rental condominiums, rental single-family homes, single-room occupancy apartments (SROs) or homeowners' associations whether you are the resident manager, property manager, or asset manager the ARM designation identifies you as a trained, certified professional. ARM designees improve the lives of their residents and enhance the value of the properties they oversee.  Twelve hours of continuing education are required every two years in order to maintain the designation.

Certified Property Manager (CPM)     top

Parent Organization:  Institute of Real Estate Management (IREM)

Description:  Whether you manage residential, commercial or industrial properties whether you are a property manager, an asset manager or a real estate management executive whether you do third-party fee management or work within a corporate real estate department the CPM designation will set you apart as a highly-qualified professional. The training and knowledge CPM members exhibit and the ethical practices to which they subscribe benefit both the owners and investors they work for and those who live, work and shop in their properties.  Twelve hours of continuing education are required every two years in order to maintain the designation.

Certified Professional of Occupancy (CPO)     top

Parent Organization:  National Affordable Housing Management Association

Description:  The Certified Professional of Occupancy (CPO) course is the only comprehensive program covering the entire HUD Handbook 4350.3 including the latest revisions. Each participant receives an updated version of this Handbook in the course.  An extensive course manual with 31 chapters covers topics from eligibility criteria, standards, tenant selection and screening to non-discrimination, allowances, adjusted income, certifying tenants and annual recertification. Each chapter is followed by a mini quiz with an opportunity for questions. Evening optional review sessions are offered.  After this three-day CPO course, taught by NAHMA-certified instructors who are experts on HUD’s occupancy standards, managers will have mastered using the HUD Handbook effectively. After completing the two and one-half days of interactive instruction, participants must pass a rigorous one-half day exam to become certified CPOs.  The CPO is a requirement for NAHMA’s NAHP® certification program. All participants who successfully complete the course will receive a CPO certificate.

National Affordable Housing Professional (NAHP)     top

Parent Organization:  National Affordable Housing Management Association

Description:  NAHP® is the only professional certification program with stringent requirements dedicated solely to recognizing and promoting achievement of the highest possible standards in affordable housing management.  Designations are available at two levels:  Professional (NAHP) and Executive (NAHP-e).  An Honorary designation may also be granted to an individual who, through their leadership or influence, have made significant contributions to the affordable housing industry.  Candidates are granted a three year period in which to meet all necessary educational and experiential requirements,

Housing Credit Certified Professional (HCCP)     top

Parent Organization:  National Affordable Housing Management Association

Description:  Housing Credit Certification is a professional certification program that sets professional competency standards for low income housing tax credit professionals involved in developing, investing in, allocating and managing housing credit properties. The credential is awarded by the Board of Governors of the Housing Credit Certification Board under the auspices of the National Association of Home Builders (NAHB), Multi Family Division and the National Affordable Housing Management Association (NAHMA).  Housing Credit Certification provides a benchmark for industry professionalism. The HCCP designation says to peers and employers and allocating agencies that you are a qualified individual who is committed to a high level of competency, knowledge and professionalism in low income housing tax credit compliance.  The HCCP professional designation is for anyone involved in the housing credit industry that meets the certification and experience requirements.

Fair Housing / Section 504 Compliance (FHC)     top

Parent Organization:  National Affordable Housing Management Association

Description:  NAHMA’s Fair Housing and Section 504 Compliance course trains managers to understand these complex regulations, and provides clear instructions on fair housing laws. The comprehensive, practical training manual for this course includes ready-to-use documents and forms to conduct a Section 504 Self-Evaluation and sample Transition Plan. The course teaches a step-by-step approach to determining the administrative and financial feasibility of making units accessible.  Not only does NAHMA’s Fair Housing and Section 504 Compliance course cover the application process, which includes screening, accepting, and rejecting applicants, it also presents instruction on developing company-wide policies and procedures.  The Fair Housing/Section 504 Compliance is a required course for NAHMA’s NAHP® certification program. All participants who successfully complete the course will receive a FHC certificate.

Certified Apartment Manager (CAM)     top

Certified Apartment Maintenance Technician (CAMT)     top

Description:  Maintenance expenses are the single largest controllable element in any operating budget. Certified Apartment Supplier (CAS)     top

Parent Organization:  National Apartment Association (NAA)

Description:  Suppliers are important liaisons to the multifamily housing industry. This course is designed as an opportunity for suppliers to hear the everyday challenges faced by the apartment manager customer. As a bonus, suppliers will learn more about the multifamily housing industry.  Certified Apartment Supplier (CAS) candidates must complete each of the following Certified Apartment Manager (CAM) modules: Marketing, Risk Management; and Dollars and Sense.  In addition, each CAS designate must complete one of the following elective modules: Management Theory, Personnel, Maintenance for Managers, Legal Aspects, Equal Opportunity and Government Assisted Housing.  Additionally, you must agree not to solicit products in the classroom.

National Apartment Leasing Professional (NALP)     top

Parent Organization:  National Apartment Association (NAA)

Description:  Leasing professionals are the first people prospective residents meet, and often their only gauge of the property's staff. The newly revised NALP course of study is designed to teach the skills that Leasing Professionals need in order to become top producers. Program subjects include: Keys to Success in Leasing; Leasing and the Internet; Leasing Demonstration & Resolving Objections; Legal Aspects; Rental Policies and Procedures; Telephone Presentations; and The Leasing Interview & Qualifying Residents. The seven courses may be taken concurrently to earn the national designation or independently as refresher seminars on one specific topic.

Real Estate Development Certificate    top

Parent Organization:  Urban Land Institute (ULI)

Description:   A certificate from ULI gives you the recognition you deserve for improving your professional skills.  Apply for certification, then complete the necessary course work within four years.  Courses are held throughout the United States and include two-day workshops, one- and two-day conferences, and four-day courses from ULI’s Real Estate School. Proof of attendance within a four-year period (from start to finish) is the main criterion for earning the certificates. In addition, one general exam must be taken on the real estate process.  Successfully complete the ULI examination on the textbook Real Estate Development: Principles and Process. This exam can be taken on site at all ULI educational events, at the ULI office (by appointment only), or at ULI semiannual meetings.  Receive your certificate and plaque. They verify that you have completed a ULI educational program, giving you an edge over the competition. If you sign up for a ULI certificate program, you can receive from 8 percent to 13 percent off on selected programs. As a ULI member, your discount is even greater.  Certification requires 120 credit hours earned in prescribed courses at ULI’s Real Estate School (three courses, one elective, and one development-related converence sponsored by ULI).

Registered Apartment Manager (RAM)     top

Parent Organization:  National Association of Home Builders (NAHB)

Description:  The Registered in Apartment Management (RAM) program is a comprehensive 40-hour training program specifically designed to train property managers of multifamily rental, condominium, and cooperative housing, both market rate and subsidized. The curriculum includes office/financial management, marketing, all aspects of tenant processing and maintenance and security issues. Upon successful completion of the examination, participants can complete an experience profile and application for certification. If all of the criteria have been successfully met, the candidate is awarded the RAM certification. This certification is the standard in our industry, widely accepted and endorsed outside of our organization by other related trade associations and by Navy and Air Force housing specialists.

Description:  The Certified Leasing Professional (CLP) curriculum includes an overview of multifamily leasing and sales skills. Sales, communication skills, merchandising, customer satisfaction, fair housing and ethics are all topics that a skilled leasing professional should be well versed in. Housing Credit Certified Professional     top

Parent Organization:  National Association of Home Builders (NAHB)

Description:  The Housing Credit Certified Professional (HCCP) is a credential that sets professional competency standards for low income housing tax credit management and compliance professionals involved in developing, investing in, allocating and managing housing credit properties. Because of the strict rules involved with the low income tax credit program under (section 42 or the IRS code) it is imperative to have a thorough understanding of the program. This credential was established to test general competency and is the first experience based credential developed by a national association in the industry.
